How Buying a Home Works in Idaho
Sellers typically offer a commission to the Buyer’s Agent. If I represent you when you buy your home, I get paid this commission from the seller.
Typically this commission is 3%.
Occassionally it’s lower than 3%, and some agents require you to pay the difference. I won’t.

If you submit one of multiple offers on a home , as your Realtor I will lower my commission to make your offer more appealing.

YOU NEED 2 THINGS Before I can show you homes…
We must have a Buyer’s Representation agreement in place, it’s the law. It includes these important terms:
Our agreed-upon dates of representation
(typically 3-6 months, however long it takes to find the perfect home)My commission, in the event the seller’s aren’t offering it.
(This has never happened but the minimum would be $10,000 flat fee instead of the typical 3%)
Secondly, as a good agent, I require pre-approval from your lender.
If I don’t know the actual budget, I will not be doing a good job for you.
Here’s a scenario: Client refuses to get the pre-approval and we go looking for homes in the $800,000 range. They fall in love with a home and the lender will only lend up to $700,000. We have wasted a lot of time and energy looking in the wrong price range.
